I started with six west-side lots for sale. I am down to selling the last and best lot which is located in downtown Rockford.
If you are an investor and are looking for land that is cheap, vacant and available in downtown Rockford, then this lot may appeal to you. The lot is located on the southwest corner of South Rockton and Green Streets. It is two blocks from the Winnebago County new Justice Building and three blocks from the construction site of the new federal courthouse. It is about the only empty lot downtown available now for a reasonable price. It is adjacent to two other vacant lots owned by other private parties, and it is in the new downtown TIF district which the City of Rockford has designated to promote downtown development.
The east side of downtown Rockford is pretty much built up. All that remains open is the near-west side. With the construction of the two courthouses, this area is set to pop sometime soon. A few undeveloped lots exist by Cedar Street which have recently been listed for $50,000 per lot. if you are someone who wants in on the game before the prices start climbing, then check out this lot. The property taxes are less than $50 per year. That allows you to buy it and hold on to it till the developers want it. It will likely sell for at least $30,000 - $60,000 in a couple of years or so. Or, you can scope out combining it with one or more of the adjacent lots and build something relatively inexpensively now. It's up to you.
I am selling this lot "as is". Title search information for the lot will be provided to the buyer. There are 3 city liens on the lot totaling $428.75. They will not be cleared prior to purchase, but $428.75 will be discounted from the purchase price. These are old city liens and you can negotiate them down with the city or just let them sit till you sell, as I did. The lot will be "quit-claimed" to the buyer.
