LAND IN RIVERSIDE COUNTY, CA - BUILDABLE LOT (Owners of other nearby lots are asking nearly double!)
Own an acre in a private property subdivision with private roads, surrounded by the San Bernardino National Forest, but only 20-25 minutes from El Paseo/Palm Desert. Bring your critters, including horses, see others nearby (Owls, hawks, hummingbirds, bighorn sheep, deer, etc.). Riding &/or hiking is nearly unlimited, and the Pacific Crest Trail (Mexico-to-Canada) is nearby.
This lot (APN # 635243003-4) is lightly wooded (with Pinyon Pines, Juniper, scrub oak, etc.) and, at 4,000' above seal level, gets snow occasionally in the wintertime, but is only 30-35 minutes from the I-10 Monterey, and less than an hour to the I-15 in Temecula. (It's actually located midway between Palm Desert and Anza.) It has a gentle slope that appears to be between 1:12 & 1½:12 (relatively flat, but sloped to drain) and has 360-deg. views, including the Santa Rosa and San Jacinto mountains (It is in, surrounded by, but not part of, the National Monument).
The lot (#420) is located on Lucerne, just below Materhorn View (Google Earth coordinates are: 33 36.356'N, 116 28.038'W) and the neighbor to the rear of the lot has already put up a common fence. Any dry utilities that aren't already to the lot are very near, and there are newer houses on both sides of Lucerne, farther down the road, including the one just opposite and below (this is the closest one and the only very close new one that Google Earth shows, as the view is a few years old) and one of the houses is nearing completion right now.
One nearby lot (about +/-1,500' away) on Locarno is being offered for $40,000 (see copy of flyer, below) - It was burned in the fire of '94 and has no trees left on it. Flyer says "100% flat", but lot slopes close to 1:12, which IS pretty flat. Two other contiguous lots (#475 & #508) similar to mine, only flatter, are being offered for $125,000 for both, but the owner will accept $100,000! Lot #419, adjacent to ours on the N., is also available and can be had for a package deal of $56,000 for both (Still a DEAL!)
